What MLS Boards Actually Require

Most MLS boards in the US, UK, Canada, and Australia permit digitally staged photos provided the listing clearly discloses that images have been virtually staged. The exact wording varies by board, but the principle is consistent: buyers must know they are looking at a digitally furnished representation, not a photo of the property as it currently exists.

The National Association of Realtors (NAR) Clear Cooperation Policy and most regional MLS bylaws treat virtual staging the same as other forms of photo enhancement — acceptable with disclosure. There is no blanket prohibition on AI-generated staging in any major US MLS.

Recommended Disclosure Language

Add one of the following to your listing description or photo captions:

  • "Photos have been virtually staged for illustrative purposes. The property is currently unfurnished."
  • "Some photos have been digitally enhanced with virtual staging. Actual property condition may differ."
  • "Virtually staged photos are included for illustrative purposes only. Furnishings are not included in the sale."

Place this disclosure in the listing description, in the photo caption of each staged image, or in both — depending on your MLS board's specific requirements. When in doubt, add it to both.

The Two Rules That Matter Most

1. Do not alter the architecture

The most important rule across all MLS boards: you cannot digitally modify the structural elements of a property. This means you cannot add windows that do not exist, remove walls, change room dimensions, or make a small room appear significantly larger. Virtual staging must show a realistic representation of the actual space.
